Guidance & consultation

Construction guidance from our CEO

Most construction losses in the twin cities come from three things — an unverified file, a budget that was never costed properly, and a site nobody checked. In this series M. Hanif Gujjar, Founder & CEO of Quetta Builders & Associates (SMC-PVT) LTD, explains each of them in plain language so you can make decisions on facts rather than speculation.

Four sessions, start to handover

Episode 1 · Buying safely

Before you buy: checking a file, an NOC and the real market rate

The CEO explains the checks that must be completed before any payment is made — society office verification, dues and NOC status, plot dimension and category, and how to benchmark an asking price against genuine recent transactions instead of hearsay.

Episode 2 · Budget & BOQ

What construction really costs — grey structure to finishing

A practical breakdown of where the money goes: excavation and foundation, steel and concrete, masonry and plaster, utilities, and finishing. You will also hear how a costed BOQ and stage-wise billing protect you from mid-project price surprises.

Episode 3 · Standards

Quality control on site — the stages you must never skip

Curing time, DPC and waterproofing, steel cover, mix ratios and plaster levels: the CEO walks through the checkpoints that decide whether a house stands well for decades, and how weekly written sign-offs keep a contractor accountable.

Episode 4 · Delivery

Realistic timelines, snag lists and a clean handover

How long each stage honestly takes, what causes delays, and what you should receive at handover — as-built drawings, approvals, warranties and a closed snag list, followed by a defect-liability period with a reachable maintenance team.

How a consultation works

From first call to handover

1

Tell us the plot and the plan

Share the society, plot size and category, and what you intend to build or buy. A short call is enough to start.

2

Documents and rate check

We verify the file, dues, NOC status and dimensions, and benchmark the price against genuine recent transactions.

3

Costed drawings and BOQ

You receive engineered drawings with a stage-wise bill of quantities, so the budget and the schedule are agreed before excavation.

4

Supervised delivery

Weekly written progress with photographs, stage sign-offs, then handover with as-built drawings, warranties and a closed snag list.
